Terms & Conditions

1. General

These Terms & Conditions apply to all bookings and stays at Sunset Hill Villa Rhodes, located in Gennadi, Rhodes, Greece. By making a reservation, you agree to these terms.

The villa is privately owned and operated. All correspondence regarding bookings should be directed to info@sunsethillvillarhodes.com.

2. The Property

  • Villa size: 120 m² interior living space
  • Plot size: 2,000 m² private grounds
  • Bedrooms: 4 bedrooms with ensuite bathrooms
  • Maximum capacity: 8 guests
  • Facilities: Infinity pool (10×4m), jacuzzi, outdoor kitchen with bar & BBQ, roof terrace, private parking
  • Location: Gennadi, Rhodes, Greece

3. Booking & Payment

3.1 Reservation

A booking is confirmed once the deposit has been received and a confirmation email has been sent. The lead guest must be at least 18 years of age.

3.2 Payment Schedule

  • Deposit: 30% of the total rental amount is due at the time of booking to secure your reservation
  • Balance: The remaining 70% is due no later than 30 days before the arrival date
  • Security deposit: A refundable security deposit of €300 is collected separately prior to arrival

3.3 Pricing

Rental rates vary by season. All prices are quoted in euros (€) and include the use of all villa facilities (pool, jacuzzi, outdoor kitchen, BBQ, WiFi, air conditioning, parking). Prices do not include travel insurance, flights, car rental, or personal expenses.

3.4 Minimum Stay

A minimum stay may apply depending on the season. The minimum number of nights will be indicated during the booking process.

4. Cancellation Policy

  • More than 60 days before arrival: Full refund of the deposit minus €50 administration fee
  • 30–60 days before arrival: 50% of the deposit is refunded
  • Less than 30 days before arrival: No refund of the deposit
  • No-show or early departure: No refund

We strongly recommend purchasing travel insurance that covers cancellation, medical expenses, and personal liability.

In exceptional circumstances (e.g., natural disasters, government-imposed travel restrictions), we will work with you to find a suitable alternative date or provide a credit for future use.

5. Check-in & Check-out

  • Check-in: Between 15:00 and 23:00
  • Check-out: Before 11:00

Early check-in or late check-out may be arranged upon request, subject to availability and may incur an additional charge.

Key handover and check-in instructions will be provided via email prior to your arrival.

6. House Rules

  • Maximum occupancy: The villa accommodates a maximum of 8 guests. Additional visitors are not permitted to stay overnight without prior approval.
  • Pets: Pets are not allowed at the villa.
  • Smoking: Smoking is strictly prohibited inside the villa. Smoking is permitted on the outdoor terraces only.
  • Noise: Please be respectful of neighbours. Excessive noise is not permitted after 23:00.
  • Pool safety: Children must be supervised at all times when using the pool or jacuzzi. Swimming is at your own risk.
  • Parties & events: Parties, events, and large gatherings are not permitted without prior written consent.
  • Waste: Guests are kindly asked to separate waste (recycling) and leave the villa in a reasonably tidy condition upon departure.

7. Security Deposit

A refundable security deposit of €300 is required prior to arrival. This deposit covers potential damage, excessive cleaning, or loss of property.

  • The deposit will be returned within 7 days after check-out, provided no damage has occurred
  • Any damage must be reported immediately to the property manager
  • Deductions from the deposit will be communicated with photographic evidence
  • If damage exceeds the deposit amount, the guest is liable for the additional costs

8. Liability

Sunset Hill Villa Rhodes is not liable for:

  • Personal injury, illness, or death during your stay (except where caused by our negligence)
  • Loss, theft, or damage to personal belongings
  • Interruption of utilities (water, electricity, internet) due to local infrastructure issues
  • Force majeure events including but not limited to natural disasters, strikes, or government actions

Guests use all facilities (pool, jacuzzi, terrace, etc.) at their own risk. We recommend that all guests have adequate travel and health insurance.

9. Maintenance & Issues

We strive to maintain the villa and all facilities to the highest standard. If any issues arise during your stay (e.g., equipment malfunction, cleaning concerns), please contact us immediately so we can resolve the matter promptly.

Reasonable wear and tear is expected and accepted. However, guests are responsible for any damage caused by negligence or misuse.

10. Governing Law

These Terms & Conditions are governed by Greek law. Any disputes arising from these terms or your booking shall be subject to the jurisdiction of the courts of Rhodes, Greece.

11. Changes to These Terms

We reserve the right to modify these Terms & Conditions at any time. The terms applicable to your booking are those in effect at the time of your reservation. Any changes will be posted on this page with an updated date.
